A charming cottage that’s crammed full of period features and is perfectly positioned to enjoy everything a beautiful market town has to offer

Sitting proudly in the heart of Alresford, 27 West Street is a Grade II Listed Georgian cottage full of warm, snug spaces and wonderful charm. When it comes to characterful properties, this is the real deal. Laid out over four floors including the cellar, the other main draw of this delightful home – and one you might not expect to find in a property of its age – is the adaptability the rooms, particularly on the upper and lower floors, offer. Further bedrooms, a home office, a snug… or maybe that home cinema room you’ve always dreamed of! As we said, this really is one extra-ordinary home which really does need to be seen to be appreciated.

You are greeted by the character of the cottage from the moment you step inside the front door. Open beams create a hallway alongside the living room and leads you onto the dining room. Panelling between these two rooms has been removed leaving only the beams which, whilst not entirely open plan, creates a greater feeling space in these two rooms. The living room is a cosy snug, a place to curl up in at the end of a busy day in front of the fire (electric wood-burner), whilst the dining room is the real hub of this home and boasts a recently installed wood-burner which radiates heat throughout the cottage. There are more exposed beams, and this room also enjoys the sun streaming through its windows thanks to the south facing position of the back of the cottage. Next to the fireplace sits a door which takes you down to the cellar. Fully damp-proofed and heated this is a fabulous space which offers a variety of uses – a bedroom, a teenage den, a home office… the choice is yours. There are features aplenty down here with the old barrel shoots a reminder of the cottage’s previous life as a public house.

Back upstairs and from the dining room you step into the kitchen/breakfast room. Again, south facing, it enjoys lots of lovely light on a sunny day and is galley style with an island. Installed in 2017 (and a new combi boiler in 2021) the kitchen is a lovely characterful, social space. A stable door leads out into the courtyard garden (south-facing) which in warmer months, will no doubt be open all the time allowing these two spaces to merge beautifully.

In the garden there is plenty of space to relax and entertain and make the most of the sunny position. There’s no lawn, so that’s one job off the to-do list, but there’s still plenty of opportunity to be creative with pots and hanging baskets and make a beautiful oasis. There’s a side gate giving access to Lawrence Wright Passage which runs alongside the cottage and is particularly useful if you’ve got muddy dogs, bikes, or buggies.

Back indoors to the dining room where stairs up take you to the first and second floors of the cottage. On the left there is the second bedroom which is a lovely sunny room and sits next to the recently refurbished bathroom. Whilst both rooms function perfectly well on their own, you could consider removing the wall between them and creating one lovely big bathroom. On the right sits the main bedroom. This room enjoys high ceilings and views out over the Georgian rooftops and town life and stairs from here lead up to the top floor of the cottage.

Up here the space offers flexibility once more as to how it is used and there is also access to the adjacent attic where further possibility lies to open up the space even more if you chose to.
